Is steam cleaning better than standard pressure washing for a roof?

Yes, significantly. Traditional pressure washing relies on brute force, which can easily cause long-term roof damage. Steam cleaning is a much safer, modern alternative. We restrict the equipment to a low pressure and let the thermal energy of the steam dissolve organic growth on contact. You get instant, deep-clean results without any of the risks associated with high-pressure blasting.

Do you have a maximum height limit for roof and render cleaning?

No job is too high or too complex for our team. Thanks to our versatile equipment, we can clean many residential roofs safely right from ground level using specialised reach-poles. For taller or more challenging commercial properties, we are fully trained and equipped to utilise tower scaffolding or a cherry picker (MEWP) to ensure the job is done safely and thoroughly.

What is the expected time for a job?

Every property is different, so we’ll give you a clear time estimate upfront. Please keep in mind that stubborn stains or heavily weathered surfaces may require extra treatment time, while lighter jobs are often wrapped up sooner.

Are your cleaning services weather-dependent?

For the most part, no. We are fully equipped to work efficiently in almost all standard weather conditions, including rain. The only exceptions are severe storms, high winds, or thunder and lightning, where operating at height becomes unsafe. We take our scheduling seriously and always do everything we can to turn up on time and keep our word.

Are you fully insured?

 Yes, absolutely. High Flow Property Services carries comprehensive Public Liability insurance tailored specifically for high-pressure and at-height exterior cleaning. In the highly unlikely event of an accident, you can rest assured that your property is fully protected. We are happy to provide copies of our insurance certificates upon request.

What happens if a roof tile or slate is damaged during the clean?

We take a proactive approach to protect your home. Before any work begins, we conduct a thorough pre-inspection of your roof to identify any existing cracks, loose slates, or structural issues, which we will flag with you immediately.

While we use specialised, low-pressure steam and safe access methods to avoid damage, accidents can happen. For your total peace of mind, we are fully insured, and we work directly with a trusted, professional roofer. In the unlikely event that a tile is damaged during our process, it will be replaced and sorted at absolutely no extra cost to you.

What should I do if some hard moss is still left behind after the clean?

Don’t worry—this is completely normal! If some hard moss remains or begins to turn yellow/white, it means our treatment is actively working. The specialised bio-wash continues to break down the root system over the next few days, and any remaining moss will naturally wither and fall away within a week as it breaks down.

When is payment due?

Invoices are payable upon completion of the job, once you have inspected the property and are completely satisfied with the results. If you have any questions or feel something isn't quite right, just let us know and we will get it sorted immediately.

Why is low-pressure steam better than standard pressure washing for boats?

High-pressure jet washers rely on raw force, which can easily blast through gelcoats, damage rubber seals, and strip off sound anti-fouling paint. Our low-pressure steam system uses extreme heat to break the bond of marine growth, gently melting it away with zero risk of impact damage to your vessel.

Does steam cleaning damage anti-fouling paint?

No. Because the pressure is kept remarkably low, we can gently lift the organic slime layer right off the hull without disturbing or eroding the protective anti-fouling paint underneath.

Can you clean slipways around the Aberdeen tide schedules?

Yes. Slipway steam cleaning is carefully coordinated around low-tide windows. Our mobile teams work efficiently with local harbor requirements to clean and thermally sanitise the slipway ramp before the tide comes back in.
